Garden View Estates is a planned community that falls under the Uniform Planned Community Act of Pennsylvania (68 Pa. C.S. §§5101 – 5414). The community can be found just off Bunker Hill Road in Center Township. On the three streets (Patton Drive, Maple Court and Canterbury Drive), there presently are 66 homes, 16 lots and a community center.

Unlike some associations, purchasers of homes or lots at Garden View Estates own their homes and property. Anyone who purchases a unit or a lot automatically becomes part of Garden View Estates Homeowners Association.

The Association is managed by an elected Board of Directors who oversee the finances and maintenance of the community. The Directors meet every month and residents meetings are held four times a year. Minutes of these meetings are delivered to unit and lot owners and are available on the website.

The Association is governed by a Declaration of Covenants, Bylaws and Rules and Regulations.

What Does The Monthly Assessment Fee Cover?

Insurance that covers common properties and living units. Residents/Owners are obligated to insure personal property and personal liability exposure.
Snow removal of streets, driveways, common and personal sidewalks,
Grass cutting of lots and residences,
Spring, summer and fall fertilizing,
Shrubs and bushes trimmed in front of homes,
Spring and fall cleanup,
Roof replacement, and replacement of common driveways.

Resale Certificate

According to the Uniform Planned Community Act, all property owners are required to provide a resale certificate when they sell their unit or lot. The certificate includes such information about the association as a current budget, expected special assessments, ongoing litigation and the amount of reserves available for repairs.

Property owners, wishing to sell their unit or

land, must request a resale certificate from the association and the association must supply the certificate within a specified time frame. To request a resale certificate follow the instructions and complete the attached Resale Certificate Request form.
